What is the difference between TPO and EPDM for a flat commercial roof?
Both are single-ply membrane systems designed for low-slope commercial roofs. TPO uses heat-welded seams that create a strong bond and provide excellent heat reflectivity, especially with white membranes that can reduce cooling loads. EPDM is a synthetic rubber membrane that is mechanically fastened or adhered, with seams sealed using tape or adhesive systems. EPDM has a longer proven track record and performs exceptionally well in freeze-thaw climates. The right system depends on the building structure, budget, and environmental conditions, which we evaluate during the roof assessment.
My building has an existing roof coating. Can you work over it?
It depends on the condition of the current roof system. We assess moisture levels, coating adhesion, and substrate integrity before recommending a restoration coating. If the roof deck remains structurally sound and the existing coating is stable, a new liquid-applied coating may be an effective solution.
